Proposed commercial development at 19 Stevens Street, Yandina, set to reshape main street
A new low-rise retail and gym complex has been proposed for a vacant block at 19 Stevens Street, Yandina.
The site is a 3533m² parcel adjoining two heritage-listed landmarks, Yandina School of Arts and All Saints Anglican Church.
It was previously vacant and has been the subject of several redevelopment ideas. The current plan, submitted under application number MCU25/0326, proposes construction of five commercial tenancies and a gym.
The proposed tenancies of between 94m² and 133m² would together provide 558m² of floor space, while the gym would cover 394 m².
The design is modest: a single-storey layout with a maximum height of 6.5 metres, well under the 12-metre cap allowed in the Local Centre Zone. The lower building profile is described in the town planning submission as “compatible with the key character elements” of central Yandina.
Developers are proposing to stage construction in three phases. Stage one would deliver the gym; stage two would see three tenancies built; and stage three the remaining two. Each stage will include its own access and parking, with around 50 parking spaces proposed in total.
Supporters argue the development will fill a service gap for Yandina and surrounds offering retail, health or office services and leisure amenities such as the gym in a central, accessible location.
The project could bring greater foot traffic and support local economic activity, while delivering commercial convenience.
But the site’s proximity to heritage buildings may raise questions about preserving Yandina’s historic streetscape and village feel.
The proposal comes at a time when the Council is finalising a new regional planning scheme, the Proposed Sunshine Coast Planning Scheme, which could introduce changes to heritage overlays and local-centre zoning.
