230 dwellings: Over 55s resort to move ahead in Highworth
The project on Savilles Road will provide a retirement-style housing option for people wishing to remain in Nambour.
A major approved housing development overlooking Nambour is a step closer to reality after Clifton Lifestyle purchased the 13.5-hectare Savilles Road site at Highworth.
The elevated site at 3–53 Savilles Road carries approvals for a 230-dwelling land lease community along with extensive communal facilities including a cinema, gym, swimming pool, café/bar, bowling green, pickleball or tennis courts, men’s shed and caravan or boat parking.
The development has been marketed by Colliers as “shovel ready”, with approvals already in place for bulk earthworks and stormwater works.
The project will provide a significant new retirement-style housing option for people wishing to remain in the Nambour district as they downsize or retire, allowing long-time locals to stay connected to family, services and community networks rather than relocating elsewhere on the Coast. The site offers sweeping rural views while remaining close to town and rail services to Brisbane.
Land lease communities have become increasingly popular across South East Queensland in recent years, particularly among retirees seeking lower-maintenance living and access to shared community facilities.
The site also carries low density residential zoning, creating future subdivision potential subject to council approval.
The site was sold by Baydn Dodds and Chris O’Driscoll from Colliers on behalf of the owners, a joint venture between Ingenia Communities and Sun Communities. The purchaser is Clifton Lifestyle (cliftonlifestyle.com.au) a leading developer, owner and operator of active lifestyle resorts for over 55 living.
“Clifton Sunshine Coast is an exciting new lifestyle resort for over 55s, located in the well connected Sunshine Coast town of Nambour,” their website says. “This thoughtfully planned community will offer high-quality homes together with resort-style facilities designed for active and independent living.”
The property was marketed via a national expressions of interest campaign which generated over 150 enquiries and resulted in six formal offers to purchase the property, from both land lease community and residential land developers.
A local property expert said the development was worth about $130 million to the Nambour economy.
