New Carroll Street development targets medical and office tenants
A purpose-built medical and office development taking shape in central Nambour is being positioned as a new hub for health, professional and wellness services, with leasing now underway at 16–18 Carroll Street.
Marketed by Abi Rowlands and Emily Pendleton of RWC Northern Corridor Group, the brand new development was designed to accommodate a wide range of uses, including medical, allied health, specialist consulting, office and indoor recreation tenancies.
The project is located in the heart of the Nambour CBD, directly opposite Nambour State College, which has about 1700 students, and next to a proposed 125-place childcare centre to be constructed at the same time as the development. Agents say the surrounding mix of education, childcare and residential growth is expected to deliver strong daily foot traffic and long-term tenant demand.
Tenancies ranging from about 100 square metres to 400 square metres will be offered, with a warm shell fit-out included. This comprises internal walls, flooring, ceilings, air-conditioning, kitchen and toilet amenities, along with high-speed NBN connectivity. Onsite car parking is provided, addressing a key constraint often faced by CBD-based medical and professional operators.
While close to the town centre, the site is slightly removed from the main thoroughfare, offering what agents describe as a quieter and more secure environment for clients, without sacrificing visibility or accessibility. Public transport is located nearby and the property is within walking distance of Nambour State College.
The development is also about a five-minute drive from Nambour Hospital, which is currently undergoing an $86 million redevelopment, further strengthening the area’s appeal to medical and allied health providers.
Landlord incentives are on offer, with agents encouraging interested parties to make early enquiries as construction progresses.
