If you’re planning to rent out your property, preparation is key to attracting the right tenants and securing the best return on investment.

Start with the Basics

Begin by redirecting your mail and notifying utility providers to cancel services such as electricity, gas, and phone. Water and council rates should remain in your name, but be redirected to your new address. 

Appliance manuals should be left in the kitchen or passed on to your Property Manager, and two full sets of keys—one for the tenant and one for the office—should be provided.

Smoke alarm compliance is essential and must meet current legislation.

Furnished or Unfurnished?

The choice to furnish a property depends on your goals. Furnished homes can attract higher rent, but may take longer to lease and carry a greater risk of damage to items. Avoid including anything of sentimental value. 

Unfurnished properties tend to rent faster and remain in high demand across the Sunshine Coast, regardless of market trends. Whether furnished or not, a well-presented property—especially in marketing photos—makes all the difference.

Pets: Should You Say Yes?

Welcoming tenants with pets can broaden your pool of potential renters. Pet owners often stay longer, having found it difficult to secure housing elsewhere. 

Reasonable conditions apply, including limits on additional pets, responsibility for damage, and removal if the pet becomes a nuisance.
